Winston-Salem & Forsyth County Homebuyer Assistance
Winston-Salem & Forsyth County Homebuyer Assistance
Forsyth County’s live down-payment paths for eligible buyers center on AHOP and CPLP. The City of Winston-Salem’s older CHAP program is inactive. Jill Burgess (NMLS 100425) and Katherine Collins (NMLS 1674089) work these files under Ameris Bank — a Forsyth preferred lender (not the only one).

City CHAP is inactive — County paths are live
he City of Winston-Salem CHAP homebuyer program is inactive. Do not plan on CHAP assistance for a Winston-Salem purchase. Eligible buyers should review Forsyth County / NCHFA paths instead — primarily AHOP and CPLP — with a preferred lender who can map which pot fits the property and file.
AHOP vs CPLP — which pot may fit
How Forsyth / AHOP / CPLP money usually works
hese are soft-second / deferred structures, not cash grants and not High Point’s five-year forgiven model. Amounts are not earnest money. Final eligibility, geography, and dollars are set on the underwritten file by the program administrator. Ask before you count any assistance toward cash to close.
Who typically qualifies: a primary-residence purchase in an eligible Forsyth / program geography; income at or below the program’s AMI band (often around 80% AMI for these pots — confirm current limits); and credit, DTI, first-time or other rules that vary by pot. CPLP often pairs with NC Home Advantage requirements. Jill and Katherine can map which participating / preferred-lender path fits, but the program administrator makes the final call.
Preferred lender — what that means: Jill Burgess / Ameris Bank is a Forsyth preferred lender for these paths — not the only preferred lender. Preferred status helps coordination; it does not guarantee approval or a dollar amount.
How to check Forsyth assistance fit
. Confirm whether the property is inside Winston-Salem city limits (CHAP inactive; AHOP usually excluded; CPLP may apply).
2. Review AHOP vs CPLP fit with Jill or Katherine — income, funds, first-time status, and primary loan type.
3. Build the preferred-lender file and let the program set the final amount on underwriting. Do not treat assistance as earnest money.
Confirm with Jill before hardening dollars: which pot is live for a Winston-Salem city purchase this week; interlocal / funding status after June 30, 2026; and whether any higher soft ceiling (for example materials that mention about $50,000) should be hardened later. Until then, keep city / County copy soft and confirm on the file.
