The Triangle's training programs at a glance

Three ACGME sponsoring institutions anchor graduate medical education in the Triangle. Duke and UNC train most of the region's residents and fellows. Raleigh's footprint is small, so Raleigh buyers are more often attendings, physician assistants, pharmacists and dentists joining a hospital or practice.

Duke Health vs UNC Health: two systems, two cities

The loan rules are the same at every Triangle hospital. What changes is your contract, your start date and where you want to live.

Starting at Duke Health (Durham)

Duke University Hospital sponsors 105 ACGME programs with 1,081 residents and fellows. If you've matched in Durham, the Ameris timing rule works like this: with a signed employment contract and a start date within 60 days of closing, you may close before you start. Your contract's start date drives the 60-day window, so send it to Jill as soon as it's signed.

Starting at UNC Health (Chapel Hill)

University of North Carolina Hospitals sponsors 90 programs with 970 residents and fellows. Chapel Hill and Durham sit close together, and many trainees weigh living near one campus against the other. The loan steps don't change with the address: contract, preapproval, shop, close. Ask Jill about neighborhoods near your hospital.

Joining a practice or WakeMed in Raleigh

WakeMed's ACGME footprint is 2 programs and 16 trainees, so most Raleigh medical buyers are attendings, PAs, pharmacists, dentists and optometrists who have finished training. Ameris lists eligibility within 10 years of fellowship or residency, and loan amounts up to $1,500,000. Above that amount, see jumbo loan options in North Carolina.

Nurse practitioners and other roles: ask Jill about other loan options.

Student loans and the rest of your file

Student-loan treatment is file-specific. Bring your servicer details to the first call, and Jill will review them with the rest of your file at preapproval. No outcome is promised before underwriting reviews the file.

First-time buyer or resident? NC down payment help

If this is your first home and your household income fits program limits, a North Carolina Housing Finance Agency path such as NC Home Advantage may be worth comparing. NCHFA programs are statewide, so they apply in Durham, Chapel Hill and Raleigh. Assistance usually comes with the program's own first mortgage, so it's an alternative to the Medical Professional Loan rather than an add-on. Income limits apply; ask Jill which path fits your file. New to buying? Start with our first-time home buyer guide.
